Correspondence with Property Manager LJ Hooker Belmont WA – Maintenance

Maintenance, what all landlords dread, even so, it needs to be done.

Even before the house was tenanted, I needed to clean the mess the previous non-paying tenants left, my property manager LJ Hooker Belmont WA dropped me this email;

I haven’t seen it since and your In-laws have.  However I believe some cleaning needs doing and the rubbish/junk I the yard will need removing.  This will cost $500.

$500, I thought, sounds expensive, but after 9 weeks of no rent I needed to get the place up and running. I told LJ Hooker Belmont WA to proceed. LJ Hooker Belmont WA follows up with this email;

property is all cleared from rubbish inside and out.  What would you like me to do in regards to the cleaning inside and the lawns may need to be mowed?

It turned out the $500 (which didn’t include GST) (tax invoice here) was for removal of junk only, it didn’t actually include any cleaning. And what was the expected answer, was I to simply tell them to proceed with no quotes? LJ Hooker Belmont WA follows up my request for quotation with this email;

The cleaning should be the most $400-$500, but the cleaner will do her best to keep it under $500.  The lawn mower guy will go tomorrow and quote for me.  I let you know.

I arrange for my in-laws to clean the property instead. LJ Hooker Belmont WA also follows up with a quote for gardening, $250 for back and front gardening, quote attached. I advise LJ Hooker Belmont WA to proceed.

The house was now ready for tenants.
